I'm Donald Speedie, a construction project executive, builder-developer, and construction-technology product designer. Over 27 years, I've led preconstruction and delivery for complex projects and built software and AI systems that help contractors make better decisions and run stronger operations.

I run Nimble Development, an infill development company in Northern California, and built the AI back office that supports its feasibility, pipeline, and operations.
I've worked from estimating and preconstruction through design, field execution, closeout, and development—with responsibility for budgets, schedules, client relationships, and results. Today, I apply that experience to project leadership and practical AI systems including HABU, Fluid CM, and Operation Alpha.
