One mission, several bets
Help more people get into homes.
That's the mission. I'm an entrepreneur running several bets at it at once — building homes, building software, publishing data — and watching which one resonates most. They look like different companies. They're one idea with three doors.
The road here — most recent first
Nearly three decades and roughly $850M of building programs before the bets above: resorts, schools, cleanrooms, towers. Each one taught something the ventures now use.
2019 – 2023Sundt Construction — Senior PM, then Project Director
$22M design-build cleanroom renovations inside a high-tech laser factory that never stopped producing — phased occupancy, sixteen stakeholders, COVID mid-project. Then led preconstruction on the $300M Grand Hyatt Seaside Resort. Rebuilding a facility while it runs is exactly what converting a company to AI demands.
2011 – 2019TELACU — Program Manager, public school bond programs
$111M and $34M Lennox bond programs across five school sites on one set of contracts; Hawthorne High's $110M modernization; corporate project controls. Public work taught me how permitting actually behaves — years later, that became the Permit Friendliness Index.
2008 – 2010Summit Builders — PM, LAUSD
The $42M Gratts Early Education Center: 265 days of delays, 23% in change orders — occupied on time anyway.
2001 – 2008UPA Construction — resorts and the Montage
The Village at Squaw ($42M + $50M phases, occupancy by Christmas through Sierra winters), Juniper Crest and Mammoth, then The Montage in Reno — at the time the largest adaptive-reuse conversion in the country: a 22-story casino gutted and rebuilt as a 374-unit tower. Seeing what a building could be instead of what it is — HABU asks that question of every lot in California.
1997 – 2001Vancouver — BCIT, then estimating
Building Engineering Technology at BCIT — structures coursework plus every scheduling and PM system of the era. Estimator, then estimator-and-PM on the $14M Freybe food plant with a two-week facility swap. Every building is numbers before it is steel.

The Nimble Attainability Index and Permit Friendliness Index are published free, methodology and all — whether or not anyone ever pays us a dollar.
If any of this maps to what you're building — a company, a lot, a back office that deserves better systems — I'd like to hear about it.
